You have taken the first step to selling your home by reaching out for details on what you need to do.  Thank you for taking the time to read this information package as it does provide you with information on what you need to know and do when selling.

Time

Time can be a stressful part of the selling process, so make sure you give yourself the time needed to prepare for the selling journey.By giving yourself time, you will be prepared and know what to expect along the way and in turn make good choices.

Communication is a very important in any real estate transaction.  I keep my clients informed and involved in every step of the selling process.  It’s very important that you understand what is happening in the market and with pricing at the time you are ready to sell.

 

The next step will be to discuss pricing.  This is a very important step when selling as pricing to high can scare buyers away and if you price to low you leave money in the buyer’s pocket rather than yours. 

Clean and De-Clutter

First Impressions mean a lot!

 

Take a good look at your home inside and outside to see what clutter, if any, needs to be removed.  A buyer needs to see a clean space to visualize themselves and their belongings there. 

 

Small things such as dirty light switches, loose doorknobs, closet doors that don’t close, missing hardware and even new paint can impact buyer’s views on the home. 

 

Having a clean home is very important.  The time and energy you put into to cleaning your property up will pay off in the end and is very important to do.

When the Buyer Comes to View Your Home

Buyers will not have a real good honest look at your home if you are there.  If you want to sell you need to give buyers, the time and space to have a good look around.  It’s best to not be home. 

 

Be as flexible as you can with showings.  Keep your

home as tidy as you can when you are listed for sale, so you are prepared to have showings to eager buyers.   By keeping a clean home, it will be more inviting to potential buyers.  Do not use strong scents that are to overpowering, keep them soft.

Receiving an Offer

When and offer is received, expect some back and forth until a middle ground is reached.  Counteroffers are normal and at this point things will be going fast.  I will be here to help guide you through each step.

Price is not the only thing and to negotiate. You can negotiate on conditions, timelines and closing date and things that will be included with the property. 

Leading up to Moving Day

  • Book a moving company in advance.

  • Start packing so you have ample time and are not under pressure.

  • Notify the various utilities you deal with and other companies of your change of address such as phone, cable, internet, hydro, gas, financial institution, credit cards and insurance company.

  • Change the address on your driver’s license, health care card, vehicle registration, passport, Canada revenue and have your mail forwarded.

  • I will be there every step of the way to answer questions.
